As air flows through the aircon, it carries dust, fibers, and dead skin cells from our bodies. On the surface of these cells are the oils from our skin which when come into contact with water, forms this sticky sludge which clings onto the surface of the cooling fins. Over time, bacteria will start to grow and feed on these dead cells. Their secretion will form this bio slime or biofilm which insulates the coils from the airflow. In sever cases, they will even clog the air passages over the cooling fins all together. This is the real challenge that aircon servicemen are up against. Their present solution is a really hostile cleaning system which is either strong alkaline based or strong acid based cleaning solution which explains why they need to dismantle the entire cooling coil to carry out this extreme cleaning safely. (See conventional chemical cleaning) But this is by far the most costly and labour intensive way to effectively clean your aircon FCU. Furthermore, there is a certain amount of damage that will occur with every clean. What you really need is an effective chemical solution that is strong enough to remove the slime and kill the bacteria without harming the AC components. This way you can effectively wash the ac unit directly on the wall without the need to tear down the entire coil for chemical cleaning. Find a solution that is tested and certified for this purpose. If your aircon servicemen have such a product, make sure they are using the right chemicals that are certified to meet this criteria. What most servicemen do to save money and reduce overhead is to dilute the alkaline or acid wash to wash this way. The strong chemicals if not washed away properly will cause undue corrosion in your aircon FCU's in no time. Cleaning The Fan Coil Unit (FCU)
The Fan Coil Unit consists of the cylindrical blower and the Cooling Coils stacked up above it. The purpose of the blower is to pull air through the cooling coils to remove heat from the air flowing thru the coiling fins on the cooling coils. It is the cleaning of these fins that is the greatest challenge.
